⚖️

Transparent & Fair Process

Our valuations are independently informed and clearly presented. We do not seek below-market agreements — our partnerships are built on fairness and mutual benefit.

Our Provider Network

We Work With Three Key Types of Provider

Unlike operators who offer a single type of tenancy arrangement, we maintain active relationships with Social Housing providers, Supported Living organisations and professional Serviced Accommodation operators. This breadth means we can identify the right lease option for your property — rather than fitting your asset into a predetermined mould.

Social Housing Providers

We work with housing associations and registered social landlords who require residential properties to fulfil their housing obligations. These organisations typically seek leases of 3 to 10 years and operate within regulated frameworks, offering landlords a responsible and accountable lease partner.

Typical Lease Term

3 – 10 years

Popular

Supported Living Providers

Our supported living partners are CQC-regulated organisations providing accommodation and care to adults with learning disabilities, mental health needs or other support requirements. These providers frequently require longer lease terms and offer landlords a stable, well-managed tenancy with a regulated, accountable operator.

Typical Lease Term

5 – 25 years

Serviced Accommodation Providers

We work with established professional serviced accommodation operators who take properties on master lease agreements, managing them as short-stay, corporate or contractor accommodation. Landlords benefit from a clean, hands-off arrangement with an experienced business operator — no individual tenants, no direct management responsibilities.

Typical Lease Term

3 – 7 years

What this means for you as a landlord

Common Questions

Frequently Asked Questions

What is a long-term lease with Housing and Property Solutions?

A long-term lease is a formal, legally binding agreement whereby Housing and Property Solutions takes on responsibility for your property for an agreed period — typically between 3 and 25 years — in exchange for paying you a guaranteed, fixed rental income throughout that term.

Will I still own the property?

Yes. Ownership of your property remains entirely with you throughout the lease. Housing and Property Solutions leases the property from you — we do not purchase it unless you wish to explore a sale separately.

Who is responsible for maintenance and repairs?

We discuss maintenance responsibilities clearly at the outset and these are reflected in your lease agreement. Generally, we assume day-to-day maintenance responsibility, whilst structural and major capital expenditure remains the landlord's responsibility.

What happens at the end of the lease?

At the end of the agreed lease term, the property is returned to you in the condition outlined in your agreement. We will discuss renewal options well in advance of any lease expiry.

Can I enter a long-term lease if my property is already tenanted?

Yes. We will review the existing tenancy arrangements as part of our assessment and propose a structure that works around your current situation.
